View of the Hamburg property

Over a period of 1 1/2 years, we worked alongside bpc on the journey to their new offices in Hamburg and Münster.

In addition to searching for and comparing different office locations and spaces, the goal of this journey was to develop and implement a new uniform workplace concept as well as corporate designs for the two new locations.

The challenge

There was only a short time period for us to find a new office space and complete build-out. We had to adhere to very clear-cut financial guidelines in the face of an increasingly scarce supply of office space and rising rents. At the same time, the property that we found had to optimally reflect the organisation within the framework of a new workplace concept.

  • Flexible conference rooms
  • High degree of standardization

In addition to considering notions of working life in the future and how an office design can best express a business culture, we had to take into account many aspects regarding standards of finishes. Critical factors included the quality of the IT infrastructure as well as climatic issues like acoustics, ventilation and air conditioning of the space.

Our solution

We began by collecting ideas for a new working environment through intensive workshop discussions with bpc employees. This resulted in our drawing up a concrete needs profile for finding a suitable new location. In addition to working out the requirements for the new working environment, we also defined a profile for the desired property. An important and decisive factor in assessing individual properties and spaces was how easily the new office concept could be realized there.

We then searched for and evaluated office spaces. We thus applied the previously-developed needs profile to analyse and clarify beforehand precisely which costs the client would incur by using each property, down to the effective monthly rent per workstation. Once the company opted for a light-filled space with striking views of the Port of Hamburg, the interior design began. The existing space was gutted and modernised, and we oversaw execution of a new, sophisticated floor plan. During the entire process, from the start of construction to acceptance, we represented bpc’s interests in dealings with the landlord.

Our Immoselect System allowed us to present the offers we received in a way that made them transparent and easy to compare.

  • Floor plan with kitchen and cubicle workstations

Detailed tenant planning and specifications for the interior fittings served as a basis for landlord negotiations.

Cubicle workstations in office plan

Within a short time frame, we searched for, negotiated and found two new locations for bpc. We then planned, designed and implemented a new workplace concept that we had developed together with the company’s employees, all within the specified financial guidelines. For both locations, we applied the same quality and execution parameters as well as the corporate standards we had developed for the interior design.
